Introduction to AI in Underwriting

Our platform integrates advanced artificial intelligence into the underwriting process, offering tools to analyze and evaluate real estate investment opportunities. These AI features enhance decision-making by providing insights tailored to the underwriting data you supply.

Supported AI Platforms

We support a variety of leading AI providers, giving you flexibility in how you leverage these tools:

  • OpenAI (ChatGPT): Known for its conversational and analytical capabilities.
  • Anthropic (Claude AI): Offers robust reasoning and interpretability.
  • DeepSeek: Optimized for deep analytical tasks.
  • Google Gemini: Provides versatile AI-powered insights.
  • xAI (Grok): Designed for practical, real-world problem-solving.

Additionally, if you’re running Ollama locally, our system will automatically detect it and make it available as an option.

Configuring AI Settings

To use the AI features, you must configure at least one AI provider. For detailed instructions, see the AI Setup Guide.

Here’s a quick overview:

  1. Go to the Admin Portal’s Settings.
  2. Select the AI provider you wish to enable.
  3. Enter your API key for the chosen provider.

Repeat this process for any additional providers you want to use.

Note: Configuration is required only once per provider. You can switch between configured providers as needed.

Dynamic Data Utilization

The AI features dynamically adapt to the underwriting data you provide, ensuring that the insights are relevant to your specific property and deal structure. The information sent to the AI includes:

  • Property Overview: Name, location, type (e.g., Multifamily, Commercial), class, neighborhood class, total units, and year built.
  • Financial Summary: Asking price, purchase price, downpayment, gross potential rent, net operating income (NOI), cap rate, cash on cash return, debt coverage ratio, internal rate of return (IRR), net present value (NPV), desired yield, hold period, annual debt service, and total expenses.
  • Rent Roll Summary: Total units, occupied units, average rent, and units with leases expiring soon.
  • Capital Improvements: Descriptions, costs, and statuses of planned improvements.

This rich dataset enables the AI to generate tailored analyses and responses specific to your investment.
