AI & Automation

Does the platform use AI for underwriting?

Yes we have a custom trained model that assists users with analyzing the Financials for the properties you are working on Underwriting. Additionally we have AI integration that allows you to quickly underwrite your properties by extracting data from the Offer Memorandum. In the future we will be adding support for the Rent Rolls as well.

How will AI help with importing financial documents?

Our custom trained model has is able to analyze your financials, this could be a T12 or even a T3. It understands how to extract each line item and categorize it for you. Additionally it will pull out each individual month from the financials so that you can get alerts about potential red flags for outlyer months.

When will AI-powered features be available?

AI Powered features are currently available as part of our platform. If you do not currently have it you can upgrade to add Enhanced AI Underwriting to your portal. We will be continuing to add AI powered Assistants over time.

Will I be able to ask AI about my underwriting data?

Yes! You can connect your underwriting data to AI-powered chat assistants, allowing you to ask detailed questions and receive insights about your property.

Groups & Accountability

Can I customize my group meetings and activities?

Yes! Groups can define their own meeting schedules, create custom activities, and assign point values to track progress.

How do Teams work within a Group?

Teams allow related members, such as a Husband and Wife, to participate together while maintaining individual access. This allows them to work toward shared goals while tracking activities as a unit.

How does the system recognize achievements?

When a member surpasses their goal, the system automatically sends a congratulatory email to all group members, encouraging motivation and engagement.

What are Accountability Partners?

Accountability Partners are smaller sub-groups within a larger Group. These allow members to pair up and check in with each other more frequently outside of the main group meetings.

What are Groups in the platform?

Groups provide a structured way for users to collaborate, set goals, track progress, and support each other. Groups can be used for networking, learning, or accountability.

What is the difference between Mastermind Groups and Accountability Groups?

Mastermind Groups focus on recurring discussions and learning, while Accountability Groups are more structured around goal tracking and progress measurement.

Investor Relations

Are Soft Commits legally binding?

No, Soft Commits are non-binding indications of interest from investors. They help you gauge investor interest and plan your fundraising efforts accordingly.

Can I see whether an investor is Accredited or Sophisticated?

Yes, our system tracks Investor Pre-Qualification forms, which indicate whether an investor is Accredited, Sophisticated, or a Crowd Fund Investor.

How do Soft Commits help me?

Soft Commits are a great way to get a guage on your business and evaluate how much capital you may be able to raise once you have a property ready.

How does the system track investor commitments?

Investor Soft Commits and Pre-Qualification forms are logged automatically in the Contact’s Log. This creates a complete audit trail of investor interactions.

Is the Soft Commit for a specific property?

No, Soft Commits are a general expression of intrest of investing. For example when an Investor completes a Prequalification Form we capture the amount they are looking to invest along with the source of funds and log this.

What are Soft Commits?

Soft Commits allow investors to express their interest in funding a deal by specifying a dollar amount and a source of funds. These commitments can be updated by the investor at any time.

Meetings

Can I connect multiple calendars to my account?

Yes, you can connect as many calendars as you like, whether they are from work or personal accounts. We check all connected calendars to prevent double bookings.

Can I offer different meeting durations?

Yes, you can configure multiple meeting types with different durations, such as 15-minute and 30-minute meetings, to allow investors to select the length that suits them best.

Can I prevent bookings on specific dates?

Yes, you can define blackout dates to prevent investors from booking meetings on days you are unavailable.

How do I set my availability for meetings?

You can define your available time slots and set custom blackout dates. The system will only offer times that fit within your availability while checking connected calendars to avoid conflicts.

What happens if I am already booked during a time slot?

Our system automatically checks your connected calendars before offering available time slots to investors, ensuring you are never double-booked.

What meeting providers can I integrate with?

We currently support Microsoft Teams, Google Meet, and Zoom for scheduling meetings. Additional integrations may be added in the future.

Where can I find my meeting history with an investor?

All meetings are automatically logged in the investor’s Contact Log, providing a clear history of interactions for compliance and relationship tracking.

Partnerships

Can I collaborate with multiple partners on a single deal?

Yes, you can invite multiple partners to work on underwriting a deal together. Each partner can contribute analysis, notes, and insights.

Can I partner with users outside of my organization?

Yes, you can invite external partners to collaborate on underwriting deals as long as they have an account on the platform.

Do partnerships track financial details like equity splits?

No, partnerships in the portal are for underwriting collaboration only. Equity splits and financial structuring must be managed separately.

How do partnerships work in the portal?

Partnerships allow multiple users to collaborate on underwriting properties as Co-GP partners. This makes it easier to analyze deals together and track progress in real-time.

Security & Reliability

Do I need to install anything to use the platform?

No, the platform is fully cloud-based, so you can access it securely from any device with a web browser. No downloads or installations are required.

How often is the platform updated?

We release regular updates to improve security, add new features, and enhance performance. Updates are automatically applied without any downtime. We generally release larger features every 1-2 months, while we may apply bug fixes on a more frequent cadence as needed.

How secure is the platform?

Security is a top priority. The platform is built on modern cloud infrastructure with enterprise-grade encryption, multi-factor authentication, and strict access controls to keep your data safe.

Is my data backed up?

We employ Multi-Region backups ensuring that in the unlikely event of a natural disaster affecting a Microsoft Datacenter, your data will still be backed up in a different Region of the United States.

Where is the platform hosted?

The platform is hosted on Microsoft Azure, one of the most secure and scalable cloud environments available. This ensures high uptime, strong security, and fast performance.

Will the platform slow down as I add more deals and contacts?

No, the platform is designed to scale as your business grows. Whether you’re managing a few deals or hundreds, the system remains fast and reliable.

Underwriting

Can I export my underwriting data?

Yes, underwriting reports can be exported in multiple formats, including Excel and PDF, for further analysis or sharing with investors, lenders, or coaches.

Can I share underwriting reports with my team?

Yes, you can share underwriting reports with your internal team members and external partners, allowing them to review and provide input on a deal.

Can I track the status of my underwriting deals?

Yes, the underwriting platform allows you to track the status of a property throughout the underwriting process, including whether it has been dismissed, if a Letter of Intent (LOI) has been submitted, accepted, or rejected, and whether an offer has been made and its outcome.

Does the platform provide market data for underwriting?

The platform includes a ZIP Code Database with demographics data sourced from the latest public census. This allows you to assess population density, median household income, and other key factors when underwriting a property.

I am a member of RE Mentor, is it possible to export my underwriting to share with my Coach?

Yes if we have confirmed that you are member of RE Mentor, or if you have used an RE Mentor code while purchasing, then you can export your Underwriting to their Forms for you to share with your Coach.

What key metrics does the underwriting tool track?

The underwriting tool calculates key investment metrics such as Cap Rate, Cash-on-Cash Return, Internal Rate of Return (IRR), Net Operating Income (NOI), Debt Service Coverage Ratio (DSCR), and Loan-to-Value (LTV) ratios.
