AI Underwriting

The AI Underwriting feature gives you access to various AI providers for analyzing potential real estate deals in Portfolio 360. This feature can leverage the capabilities of:

Enabling AI Underwriting

Before you can configure your AI providers, the AI Underwriting feature must be enabled for your tenant:

  1. Log in to the Admin Dashboard.
  2. Navigate to Settings > Integrations (or a similarly named section).
  3. Look for AI Underwriting. If you do not see this option, contact support or check your subscription tier to ensure you have access.
  4. Enable AI Underwriting.
  5. You will now have the option to add API keys and set default models for any of the supported AI platforms.

Configuring AI Providers

Once AI Underwriting is enabled, you can set up one or more AI providers. For each provider, you typically need:

  • API Key: You must obtain this directly from the provider’s website or developer portal.
  • Default Model (optional): Each AI provider supports multiple models. You can choose a default model at the time of configuration, or you may select/override a model when you run the underwriting process.

OpenAI (ChatGPT)

  • Obtain an API Key:
  • Recommended Models: gpt-5.6-sol for quality-critical work, gpt-5.6-terra for balanced production workloads, and gpt-5.6-luna for fast, high-volume work (availability varies by account).
  • Configuration:
    • In Admin Dashboard > AI Underwriting settings, add your key under the OpenAI section.
    • Select your default model. Portfolio360 recommends gpt-5.6-terra unless the workload specifically needs Sol’s frontier quality or Luna’s lower cost and latency.

Anthropic

  • Obtain an API Key:
    • Visit console.anthropic.com and sign in or register.
    • Generate an API key from your Anthropic developer console.
  • Recommended Models: claude-opus-4-8 for frontier quality, claude-sonnet-5 for balanced work, and claude-haiku-4-5-20251001 for efficient workloads.
  • Configuration:
    • In Admin Dashboard > AI Underwriting settings, add your key under the Anthropic section.
    • Pick the model that matches the workload; Portfolio360’s provider default is claude-opus-4-8.

DeepSeek

  • Obtain an API Key:
    • Check the official DeepSeek developer documentation or support channels for instructions on generating an API key.
    • (Exact link may vary based on your plan. Refer to your DeepSeek account settings for the most up-to-date portal link.)
  • Recommended Models: deepseek-v4-pro for quality-focused work and deepseek-v4-flash for high-volume work.
  • Configuration:
    • In Admin Dashboard > AI Underwriting settings, add your key under DeepSeek.
    • Choose your default model; Portfolio360 defaults to deepseek-v4-pro.

xAI

  • Obtain an API Key:
    • xAI is an emerging platform. Keep an eye on x.ai or official announcements for API access instructions.
    • If you’re part of an early access program, follow the instructions provided by xAI to obtain a key.
  • Recommended Models: grok-4.5 for frontier work and grok-4.3 for balanced or high-volume work.
  • Configuration:
    • In Admin Dashboard > AI Underwriting settings, add your key under xAI.
    • Select your default model; Portfolio360 defaults to grok-4.5.

Google Gemini

  • Obtain an API Key:
    • Visit ai.google.dev and sign in or register.
    • Follow the instructions to generate an API key for Google Gemini.
  • Recommended Models: gemini-3.5-flash is the current stable frontier default; gemini-3.1-flash-lite is the efficient option.
  • Configuration:
    • In Admin Dashboard > AI Underwriting settings, add your key under the Google Gemini section.
    • Select your default model; Portfolio360 defaults to gemini-3.5-flash.

Using AI Underwriting

After configuring your AI provider(s):

  1. Go to the Underwriting section in your portal and create or open a deal.
  2. Look for the AI Analysis or AI Underwriting button (label may vary).
  3. Choose your provider if you have multiple set up. (If you have a single provider, the system will select it by default.)
  4. (Optional) Select a different model if needed.
  5. Let the system generate insights, summaries, or other data based on your chosen AI platform.
